We coordinate from RIBA Stage 1 through IFC, with a typed-up coordination report at every workshop.

Quality & Snagging
· Final 2 weeksIndependent quality inspection, punch-list resolution, commissioning of systems, and a comprehensive walkthrough before handover.

Handover & Warranty
· Day 1 and beyondKeys, drawings, manuals, warranties and a maintenance plan — plus a 12-month workmanship guarantee and ongoing support.

At consultant appointment — ideally during architect selection. Late engagement still saves money but cannot reclaim early decisions.
Often, but design management is offered standalone. Many clients use us for design management and competitively tender construction.
Continuously, but with formal VE workshops at end of Stages 2, 3 and 4. Late VE always reduces quality; early VE reclaims it.
Federated model in Revit/Navisworks, weekly clash detection from Stage 3 onward, IFC zero-clash target.
1.5–3.5% of construction cost depending on complexity and number of consultants. Standalone or rolled into total fee.
