Annually for low-slope; every 2 years for steep-slope with no known issues. After every major weather event regardless.
Drone imagery, infrared moisture map, condition photos of every flashing and penetration, prioritized repair list, and lifecycle projection.
Repair if substrate is sound and field membrane has 5+ years of life. Replace if widespread substrate damage or systemic detailing failure.
Emergency response within 4 hours for tarp-and-stabilize; permanent repair scheduled within 2 weeks.
Annual maintenance plans cover semi-annual inspections, minor repairs, gutter cleaning and snow-guard checks.
